Glass Rooms Northern Ireland
A glass room is a veranda closed in with sliding glass doors. It gives you a sheltered room in the garden that opens up fully in good weather. It is an outdoor room, not a heated extension: the glass keeps out wind and rain, and the doors slide back when the sun is out. Apex Verandas supplies and fits glass rooms across Northern Ireland from our Ballymoney showroom.
What a glass room is made of
A glass room has three parts. The frame is powder-coated aluminium, fixed to the house or standing free. The roof is either polycarbonate, on the Bosco and Giallo, or laminated safety glass, on the Pigato, Trebbiano and Pinela Glass. The sides are Fiano frameless glass sliding doors in 10mm glass, which run on tracks and stack to one side.
Choosing the sides
Most of the verandas we fit are closed in. The usual layout is sliding glass doors across the front and on one side, with a solid wall on the third side, aluminium below and polycarbonate above. You can also have glass doors on all three sides. Or start with the roof and add doors later: the doors fit new verandas and most existing verandas, including other makes. Send us a photo and the measurements and we will confirm.
Sizes
Verandas come in widths from 4m to 7m (about 13ft to 23ft), wider by joining units, and depths from 2.5m to 4m (about 8ft to 13ft). Door sets are made to measure, in heights from 2000mm to 2500mm. The size we fit most often is 4m wide by 3m or 4m deep.
Do you need planning permission?
It depends on the size of the unit, where it sits and the property. Many smaller verandas at the back of a house fall within permitted development. Larger units and glass rooms, anything to the front or side of the house, and listed buildings or homes in conservation areas often do need permission. We talk this through at the site visit, and we recommend checking with your council’s planning office before you order.
What does a glass room cost?
The price depends on the veranda, its size and how many sides you close in. As an example, a Bosco 4m x 3m enclosed with glass sliding doors starts from £8,560, supply only, including VAT and delivery; fitting is quoted after a site survey. We give a fixed quote once we have measured your space. See our Northern Ireland veranda cost guide for more.

Common questions
Is a glass room the same as a sunroom or conservatory?
No. A sunroom or conservatory is an insulated, heated part of the house. A glass room is a veranda with glass sides: bright and sheltered, but not insulated. Many people choose one to replace an old conservatory they no longer use in winter.
Can I add glass doors to a veranda I already have?
Usually, yes. Fiano doors are made to measure and fit most existing verandas. Send us a photo and the measurements and we will confirm.
Can a glass room stand away from the house?
Yes. The Ribolla and the Pinela Glass can both stand free on their own posts.
